Programming Meeting
During this initial meeting we will discuss the origin of your idea, this is the opportunity for both Owner and Architect to exchange ideas. We will ask you a series of questions in order to better understand your project. We will also discuss existing design parameters such as project location, regulating parameters, neighborhood or city restrictions. This scope of work will result in what is known as the “Project Program”.

Schematic Design
The “Schematic Design” takes your “Project Program” and creates a fluid design concept. It’s an schematic representation which will help you visualize the overall concept of your project; without the distractions of an overly complicated architectural plan. This stage will include preliminary floorplan layouts depicting the arrangement of each space, as well as one or two conceptual elevations showing general architectural intent.

Design Development
“Design Development” dives deep beyond the origin of your idea evolving into detailed spaces within your project. All floorplans and elevations will be completed with basic dimensions as well as other symbols and notes indicating full architectural intent. This stage will also include a Site Plan, Roof Plan, Interior Elevations and Electrical Plans.

Construction Documents
This stage is the final stage of our design process where the design of your project has culminated with clearly detailed drawings with which your Contractor will be able to physically build your project. These “Construction Documents” include a completed set of final drawings with additional details which will aid your contractor into understanding the Architectural intent. In addition to a more detailed and finalized set of drawings, these drawings will need to be submitted to a structural engineer, as well as to any other consultants your project may require.

Additional Services
Our additional services go beyond those described in the Architectural Agreement:
- Providing three dimensional color renderings which are very helpful to visualize exterior as well as interior spaces before construction actually begins as well as marketing floorplans, etc.
- Conducting Pre-Design Site visits or any other additional meetings.
- Extensive changes to the design beyond the agreed Scope of Work.
- Acquiring and coordinating services of consultants such as: Landscaping Architect, Engineering Drawings, etc.
- Further assistance beyond the actual design stage during the “Bidding or Negotiating” phase.
- Representing the Owner during the “Contract Administration Phase” by visiting the job site, keeping the owner informed during construction, etc. It is important to note that The Contractor is solely responsible for construction methods, techniques, schedules, and procedures.
